County rezones Zion Church Road parcel to commercial

Sussex County Council agreed with Planning and Zoning that a one acre parcel north of Zion Church Road should be amended from AR-1 Agricultural Residential to a CR-1 Commercial Residential district on the Comprehensive Zoning Map.

Gene Bayard, representing the applicant, Twenty Storage, LLC, said it was a “sister application” to a change of zone from last July for a storage facility and said the intention for this parcel would to use it as a residence and office for the manager of the storage facility.

Other reasons for the change of zoning presented were that it was consistent with the commercially developing parcels around it, in particular the three acres changed last year and Twin Cedars, which is directly across the street. Bayard also mentioned other area commercial establishments and said it would be serviced by Artesian and the Johnson’s Corner Sanitary Sewer District.

“This is basically infill,” he said.

Councilman George Cole offered that there had been several change of zones in the area but not a lot of development yet. Ultimately, all councilpersons voted to approve the amendment of the Comprehensive Zoning Map from AR-1 to CR-1.
