At the Sussex County Sheriff's Office, West Complex, 22215 DuPont Boulevard, Georgetown, Delaware, Georgetown Hundred, Sussex County, State of Delaware, the following described real estate to wit:

ALL that certain lot, piece or parcel of land lying and being situate in Gumboro Hundred, Sussex County and State of Delaware, and lying on the westerly side of Delaware County Road No. 413, more particularly described in a survey prepared by Thomas A. Temple, Jr., Registered Surveyor, dated January 8, 1997, as follows, to-wit:

BEGINNING at a concrete monument found situate in the westerly right of way line of County Road 413, said concrete monument marking a corner for this and lands now or formerly of Cassandra Hendricks; then, running along the line of lands now or formerly of Cassandra Hendricks, South 65 degrees 50 minutes 19 seconds West, 217.77 feet to a pipe found; then, continuing along the same course 17.04 feet to a point located in the center of the Pocomoke River; then, turning and running along the center of the Pocomoke River, North 57 degrees 33 minutes 00 seconds West, 200.05 feet to a point; then, turning and running North 65 degrees 00 minutes 14 seconds East 13.68 feet to a pipe found marking a corner for this land and lands now or formerly of Edward Fisher, et ux; then, continuing along the same course of North 65 degrees 00 minutes 14 seconds East 13 8.09 feet to a pipe found situate in the line of lands now or formerly of Edward Fisher, et ux; then, continuing along the line of lands now or formerly of Edward Fisher, et ux; North 59 degrees 07 minutes 44 seconds East, 192.42 feet to a concrete monument found situate in the westerly right of way line of County Road 413; then turning and running along the right of way line of County Road 413, South 24 degrees 50 minutes 47 seconds East 191.58 feet back to the point and place of beginning, said to contain 1.17 acres of land, more or less, together with any and all improvements located thereon.

BEING the same land conveyed unto James R. Hahn by Deed of John S. Carney and John S. Carney, Trustee, dated August 8, 2006 and filed for record in the Office of the Recorder of Deeds in and for Sussex County, at Georgetown, Delaware, in Deed Book 3346, Page 254.

Registration is required for all bidders prior to sale. A $4,000.00 deposit (Cash or Cashiers/certified check payable to Sheriff of Sussex County) and valid driver’s license or photo I.D. are required to register.

TERMS: 20 percent of the purchase money will be demanded on day of sale (The $4,000.00 Bidder Registration Fee will be credited to the 20% deposit). Cash, Certified Check or Cashier's Check, is required. The balance is to be paid on or before July 7, 2008. Sale subject to confirmation by the Superior Court on July 11, 2008 and also subject to a 1 1/2 percent Delaware Realty Transfer Tax; 3/4 percent to be paid by the Seller and 3/4 percent to be paid by the Purchaser. Also subject to 1 1/2 percent Sussex County Realty Tax, 3/4 percent to be paid by the Seller and 3/4 percent to be paid by the Purchaser. Any further Transfer Tax is the responsibility of the Purchaser. The Purchaser will be required to pay the cost of the deed; a $200.00 deposit will be collected at the time of sale and will be refunded if a proper deed is presented to the Sheriff’s Office within Forty-Five days of confirmation.
