At the Sussex County Sheriff's Office, West Complex, 22215 DuPont Boulevard, Georgetown, Delaware, Georgetown Hundred, Sussex County, State of Delaware, the following described real estate to wit:

ALL that certain lot, piece or parcel of land, situate, lying and being in Dagsboro Hundred, Sussex County, Delaware, being more fully described as Lot 18 of Deer Run Subdivision as shown on a survey prepared by Miller-Lewis, Inc., dated July 8, 2004, as follows, to wit:

BEGINNING at a point marked by an iron pipe set in the southerly line of Deer Run, which said point is a common corner for this Lot 18 being conveyed and the adjoining Lot 17; thence by and with the southerly line of Deer Run North 46 degrees 37 minutes 01 second East, 120.00 feet to a point marked by an iron pipe; thence South 43 degrees 22 minutes 68 seconds East, 367.25 feet to a point marked by an iron pipe set in the northerly edge of a 30 foot forester buffer strip; thence South 46 degrees 69 minutes 25 seconds West, 120.01 feet to a point marked by an iron pipe; thence North 43 degrees 22 minutes 68 seconds West, 368.56 feet to the place of beginning.

AND BEING the same lands and premises which Sussex Ventures, Inc., by deed dated July 27, 2004 and recorded in the Office of the Recorder of Deeds in and for Sussex County, Delaware as Deed Record 3015, Page 178 did grant and convey unto LARRY J. GENTILE and CLAUDIA J. GENTILE, his wife, in fee.

Registration is required for all bidders prior to sale. A $4,000.00 deposit (Cash or Cashiers/certified check payable to Sheriff of Sussex County) and valid driver’s license or photo I.D. are required to register.

TERMS: 20 percent of the purchase money will be demanded on day of sale (The $4,000.00 Bidder Registration Fee will be credited to the 20% deposit). Cash, Certified Check or Cashier's Check, is required. The balance is to be paid on or before October 6, 2008. Sale subject to confirmation by the Superior Court on October 10, 2008 and also subject to a 1 1/2 percent Delaware Realty Transfer Tax; 3/4 percent to be paid by the Seller and 3/4 percent to be paid by the Purchaser. Also subject to 1 1/2 percent Sussex County Realty Tax, 3/4 percent to be paid by the Seller and 3/4 percent to be paid by the Purchaser. Any further Transfer Tax is the responsibility of the Purchaser.
