will be exposed to Public sale on:
Tuesday, September 16, 2008 At 9:30 A.M. & Thereafter

At the Sussex County Sheriff's Office, West Complex, 22215 DuPont Boulevard, Georgetown, Delaware, Georgetown Hundred, Sussex County, State of Delaware, the following described real estate to wit:

ALL that certain lot, piece or parcel of land situate, lying and being in the Town of Dagsboro, Dagsboro Hundred, Sussex County and State of Delaware, being known and designated as Lot No. 10 as shown upon a plot of Chapel Square, said plot being filed for record in the Office of the Recorder of Deeds, in and for Sussex County, at Georgetown, Delaware in Plot Book 52, Page 342.

AND BEING the same lands and premises which Phillip Gosllee and Jacqueline Gosllee, by corrective deed dated August 12, 1999 and recorded in the Office of the Recorder of Deeds in and for Sussex County, Delaware in Deed Record 2414, Page 107 did grant and convey unto PHILLIP W. GOSLEE AND JACQUELINE S. GOSLEE, in fee.

Registration is required for all bidders prior to sale. A $4,000.00 deposit (Cash or Cashiers/certified check payable to Sheriff of Sussex County) and valid driver’s license or photo I.D. are required to register.

TERMS: 20 percent of the purchase money will be demanded on day of sale (The $4,000.00 Bidder Registration Fee will be credited to the 20% deposit). Cash, Certified Check or Cashier's Check, is required. The balance is to be paid on or before October 6, 2008. Sale subject to confirmation by the Superior Court on October 10, 2008 and also subject to a 1 1/2 percent Delaware Realty Transfer Tax; 3/4 percent to be paid by the Seller and 3/4 percent to be paid by the Purchaser. Also subject to 1 1/2 percent Sussex County Realty Tax, 3/4 percent to be paid by the Seller and 3/4 percent to be paid by the Purchaser. Any further Transfer Tax is the responsibility of the Purchaser.
