Townhouse project coming to Dagsboro

Builder/developer Mike Lynn (RDM) offered some details about the planned Chapel Crossing community, working its way toward final site plan approval in Dagsboro. Lynn anticipated they’d be cleared for site preparation by fall of this year, with some of the homes ready for delivery by as early as spring 2006.

Chapel Crossing is slated for lands south of Clayton Street (behind Mediacom). As it stands, RDM’s plans show 98 townhouses, at between 2,200 and 2,300 square feet of living space apiece, and Lynn said he expected they’d start in the low $200,000 range.

Lynn said RDM had received initial approval for a plan showing two-story “walk-ups” with street parking but had since incorporated garages (bumping them up to three-stories).

From the doorstep alcove, a hallway would lead past the garage, terminating in a large (roughly 240-square-foot) “rec room” as a standard — or, a 175-square-foot family room or master bedroom with various bathroom/closet combinations, Lynn said.

On the second floor, the kitchen would feature a bay window, with views over the front yard, and sliding doors access to a large (16- by 8-foot) deck off the living room, at the opposite end of the house.

The dining room lies between – either adjoining the living room or incorporated as part of a 300-square-foot “country kitchen.”

Lynn described top-floor plan options — either a master bedroom and two smaller bedrooms, or two master bedrooms and “flex space” ideal for a work area or office, or potential nursery, he pointed out.

Inside, standard features include a gas fireplace and secondary heat pump for the third floor, with zone heat and central air.

Outside, Lynn noted low-maintenance exteriors (Georgia Pacific vinyl siding, Timber-Tech decking) and landscaping (lawn maintenance by the property owners’ association), and various amenities scattered around the community.

RDM has plans for a community pool and two tennis courts near the Chapel Crossing entrance, and several “tot lots” scattered throughout.

“We’re excited about this design, and we think the services Dagsboro provides should add some attraction – and just being part of the town,” Lynn said. “And it should be closer to shops and other amenities, as Dagsboro grows, as well as being close to the beach.”
